The sun, heat, and AC will dry the oil and water out of leather causing crackings and fadings. Body oils and perspiration that have settled down into the grain of the leather will dissolve the finish over time. Leather needs to be cleaned to prevent airborne dust and particles from building up on the surface. Once they build up they tend to clog its pores, and as the leather is flexed, they travel down into its fibers. These contaminants need to be removed or leather will break down prematurely.
Usually, when leather cracks or peels it is not due to age, but because body oils and perspiration have built up in the leather and begun to degrade the topcoat. If leather becomes saturated with water or cleaning products you may notice that it feels stiff once it has dried. This effect can usually be reversed using Leather Conditioner.
